One of the hot topics about Marriage, is Annulment or Divorce Issue, and as expected when Pope Francis makes the said announcement, last September 8, 2015 about "the revisions to process by which Catholics may annul marriages"...

This create a huge news on social media, specially on Facebook and probably you have seen and read this news as well... 

And those who are involved on this circumstances are most likely among the happiest person reading the said news announced by our Dear and Beloved Pope Francis... 

Kahit di mo aminin ngayon.. alam ko masaya ka sa balitang yan... Feel kaya kita... (˘◡˘ )

Anyway... I'm only isolating the case for this topic, and I'm not referring on a general related issue of our beloved Pope Francis Announcement... At the end of the day this announcement is still a Good News, whether this will be implemented tomorrow, the next year after or any years to come, still a good news for those who are wishing for an annulment process cheaper and easier... 



Let see Kabayan.. hoping this article will help you as well.. 

Prior to proceed, let us clear and understood other technicalities so we will know what possibly your option as "Complicated Status"... since we are dealing with technicalities here, expect that this will be a long article to read and to understand.. it's a reality anyway.. and at the end of the day.. we need to bite the bullet if you need to fulfill your DreamHome... 

"Complicated Status", basically the said status started being utilized in social media specially on Facebook... to determine the FB user or FB account name is Single, Married, Widow and then it follows by "Complicated Status" as well as those "Taken" status...  

"Complicated Status" known on social medias, this is referring on a Married Person or Married Couple having a Marital issue to resolve, which is hardly to speak and hardly to admit, that their Marriage Status and Condition are nearly tearing apart... especially if the involved couple are already having kid/s or child / children... 

In addition to the above, those individual introduce themselves as Complicated Status, stating they are already Separated or Hiwalay for number of years.. and yet at the end of the day, there is no proof of annulment can be shown or can be submitted... which is an important documents that is required by the Developer or Financing Institution and not mine or other agent... enable to determine the   

Opsss.. Don't get me wrong Kabayan... 

At gaya po ng nabanggit ko sa simula ng Article natin... there are some technical issues na we need to know and we need to understand po dito... at tuloy lang po ninyo ang pagbabasa para mas maunawaan din po ninyo ang lahat.. and this is all about you at pag avail at pagtupad  mo ng iyong DreamHome.. 

Kaya it's very important po Kabayan, your current real status, is need to reveal to your Real Estate Agent or License Real Estate Broker prior on tripping and reservation, in order for us to know how to help you and for you as well not to waste your effort as well as your your hard earned money.. 

If the correct information are being hidden to us and the Developer Documentation Officer nor the Financing Institution found out the correct information, verified, and confirmed, base on your submitted documents (Proof of Identity).. Things can put you on more complicated situation and very difficult to fix or to resolve as you can imagined... 

And your worst case scenario that can happened on not revealing your true or your correct status / correct information... your reservation fee or other payment being made prior at the time of the correct information and details being found out... Those effort of yours, those days that you work on this along with some portion of your hard earned money can be probably wasted...

"Unawain lang po, ang Kasal ay Kasal at pag sinabing Kasal, sellers definitely referring sa MAG-ASAWA, may isang pirasong papel na pwedeng magpatunay na Kasal ang isang individual... pagdating ng panahon... and the Marriage Certificate is one of the requirement as your Proof of Identity, especially sa mga babae.. Remember your Surname has been change upon your marriage and you sign on that piece of paper which is your Marriage Contract... "

Remember, both of you or the couple signed that contract... And that is a clear proof an ownership between the two of you.. same on the ownership on a property as per Philippine Law... both of you need to sign and comply the requirement...    

So therefore, pag sinabing Hiwalay or Separated or Divorce and even Widow, you need to show and to submit a Proof of Validation (Annulment or Divorced Paper) or for the Widow, need to submit Death Certificate...  

"Paunawa lang po.. For those Live-in Partner, at para di makalito sa mag live-in partner during inquiry, you need to disclose o sabihin lang na live-in partner and that really help on helping you.. Just to avoid being asked for Marriage Certificate... unless your partner as well belong to "Complicated Status"...

HOUSING LOAN REQUIREMENT: PAG-IBIG / HDMF FINANCING; BANK FINANCING AND INHOUSE FINANCING

Welcome on my another article at #HousingOwnershipGuide.

Lot of buyers really confused about the Housing Loan Requirement, specially for Pag Ibig and Bank Financing. 

Now we will discuss and show to you the difference of Housing Loan Requirement for the following financing institution that are commonly offered in the market today.

1. Pag Ibig Financing, you may see this on most of 1M TCP and below offered in the market, and they have the lowest interest (start at 4.5% interest rate per annum) that they can offered today.

  • Pag-IBIG is an acronym which stands for Pagtutulungan sa Kinabukasan: Ikaw, Bangko, Industria at Gobyerno.

2. Bank Financing, this is a private financing institution that would help to finance the balance of your house and lot package, since this is a private company they are more strict on the requirement needed for the buyer to comply

3. Inhouse Financing, if we are talking for the easiest on housing loan requirements on the documents, Inhouse Financing would really help but not all Developers are offering this. Yet, among the three, Developers offered a highers interest and shorter payment terms.

  • Lots of OFW were considering, Inhouse Financing due to less documents needed to submit.

SSS Housing Loan, basically all the developers now are not offering this financing but you may try to apply it directly to the said agency after the Loan Take Out.

Please bare in mind if you belong to Complicated Marital Status, and couple would not agreed to sign the required documents for your housing loan, well Pag-Ibig nor Bank Financing were not applicable to you. Wag pong ipilit.

PagIbig or HDMF Housing Loan basically has maximum of 30years payment scheme, and it can be shorten depends on your Proof of Income

Bank Financing, has a maximum of 20years payment scheme, and it can be shorten as well same in PagIbig Housing Loan. Also need to depend on your Proof of Income

✔ While Inhouse Financing, has a maximum of 10years payment scheme for the balance.

  • Spot Cash TCP?
  • Spot Cash DP? 
  • Defferred Payment? 
  • Pag Ibig Financing?

Buyer's Important Reminder: Seeking for RFO o Lipat Agad, please be aware that FULL PAYMENT of the required Cash Out or Down Payment or Gross Equity is part of the requirement that the BUYER need to comply prior to your Loan Take Out Application

5. Your Tripping Schedule (Date & Time) Request 

Buyer's Important Reminders:
  • Tripping Schedule to be agreed upon
  • Communication is a must while you or your representative is heading to the agreed Meeting Place at the tripping schedule
  • Be on time at Pick up Point, if you are late at naiwan po kayo ng service, commute na po tayo.  
6. For OFW, your Representative is a must on your behalf
  • Your Best Choice, any: Your Spouse, Family Member or Friend
  • Representative shall be 18 years old and above capable of acting as the Principal Buyer
  • Willing to help you till the end of the process
  • With Two (2) Valid ID, TIN ID is a must
  • An OFW is required to furnish and to submit Special Power of Attorney (SPA), for his/her Representative (or Attorney-In-Fact)
  • You need to contact us for your SPA processing, this is to avoid possible unnecessary effort & waste of your hard earned money due to some consideration that might need to discuss first prior for you to proceed.
✔ STEP 4: Bring the following basic requirements on your tripping / viewing day, photocopy only:
Housing Loan Basic Requirement Proof of Identity Proof of Income
1. Two (2) Philippine Issued Valid Id, like: 
  • Passport 
  • Company ID 
  • SSS 
  • TIN 
  • Driver's License 
  • PRC License, etc
2. Proof of Income, like: 
  • Job Contract 
  • Latest Payslip for the whole month 
  • Bank Statement 
  • Commission Voucher 
  • ITR 
  • Employment Certificate, etc.
  • For Inhouse Financing: Remittance Slip or Commission Voucher are acceptable in other Developers, call us for more details.
3. Proof of Billing (Any):
  • Electric Bill
  • Water Bill
  • Phone Bill
  • Credit Card / Bank Statement
  • DSL Bill
  • Cable Bill
  • Barangay Certificate
4. Reservation Fee (RF) depends on your selected Housing Project

✔ STEP 5: Site Viewing & Reservation Activity
Site Viewing & Reservation Basic Process

1. Viewing of: Actual Site & current Status, The Model Unit if available and The Actual House Turn-Over

2. Selection of Model House, Phase, Block and Lot

3. Request and release of Final Computation as per your slot selection

4. Buyer to pay the required RF, in order to reserve the slot along with the submission of your documents. (Please refer to Step 4 Docs)

5. Fill up and Sign all forms and documents required

6. Secure Your RF Official Receipt (OR)

7. Buyer's Orientation

8. Final Checklist Requirement as per your confirmed Type of Financing and to comply within 30 days or as per Developer Deadline

9. For OFW, it's important that YOU are online, monitor your representative activity on site, get an update from him/her. This is it for. You, as an OFW, start believing:
  • Feel it. That at the end of this date, YOU FINALLY OWN YOUR DREAM HOME!
  • Be Proud. THIS IS YOUR PRICELESS REWARD TO YOUR SACRIFICES WHILE WORKING IN ABROAD
BUYER'S IMPORTANT REMINDERS: 
  • YOUR Reservation Fee with OR is Valid only for 30 Days
  • Avoid FORFEITURE of Your Reservation Fee, pay your next monthly payment on time or at the 30th day base on your reservation date (see OR Date). 
  • Unless the Sales Office give you a Schedule Monthly Payment for you to follow

  • Provided you can satisfy & submit the balance requirement (documents) of PAG IBIG Housing Loan, you may proceed on PAG-IBIG Financing
  • For Complicated Marital Status: If both (the Husband & the Wife) are willing to sign and both of them will accept and agreed for the ownership of the said property, no issue, proceed on PagIbig even Bank Financing
  • If things are really complicated for you, kindly contact us and let us know how to help you for your next steps and guidance
1. AFTER Your Reservation, you can proceed and apply your PAG IBIG MEMBERSHIP and start paying your 24 months contribution
  • For RFO or Immediate Move-in, 24months updated contribution is required prior on processing of your Loan Take Out
  • You may Pay the Lump Sum, if you wish an immediate move in
2. Be careful on how much you will pay for your monthly contribution, and will explain it to you during the reservation and reviewing of your documents at the sales office.

3. Submit MSVS & ESAV, you or your representative will be guided accordingly during time of reservation and orientation

✔ STEP 7: When to Move in?
Expected Move In Lipat-Bahay
1. Wait for your Loan Take Out to be released

Expected Processing Time, this will be base at the date you have completed the submission of all requirement for your housing loan application:
  • For Pag Ibig Financing: at least a minimum of 2 months time
  • For Bank Financing: at least a minimum of 2 - 3 months time
  • For InHouse Financing: at least a minimum of 1 month time 
2. Once Loan Take Out released, You are required to conduct your Ocular or Visual Inspection of your House, look for any damage or missing prior on your acceptance of your house
  • Report to Engineering Department or Sales Office, if any damage or missing being found during your Visual Inspection
  • Make a Written Report as per the result of your Visual Inspection, if needed
  • If after your Visual Inspection and found, everything in good shape and acceptable, you may accept the unit immediately 
3. After your acceptance, your House Key to be released and for your collection

4. Now, you may start your improvement for your house, if you anything you wish to change
  • Always coordinate and get the approval to Engineering Department for any house improvement you are planning to do so
5. You as the newly Owner of your house and lot, you shall process and apply installation of your Electric & Water Connection

✔ STEP 8: When YOU will start to pay your monthly amortization for your Balance on Housing Loan?

1. 30 Days after the Loan Take Out Date

2. Kindly coordinate to Developer Sales Office and PAG-IBIG Office once you received your Loan Take Out Noticed, and for you to know your next payment details

✔ STEP 9: When YOU will received your Transfer Certificate of Title (TCT)?

1. After your full payment of the whole TCP and completed your obligation to your financing institution (either: Pag Ibig, Bank or Inhouse / Developer) 

2. Once cleared, You may ask the staff in-charge, if TCT is ready for collection and if not, ask for the date when it will be expected to be ready.

3. Note down: the Date of releasing, and the name of the staff. You may need it for the said details for your next follow up, until you received your TCT.

4. Check the Details written on your TCT prior on leaving their office. 5. If no objection on your TCT, you can carry on.
